Check-In / Check-Out
Check-in time is 4:00 PM; check-out time is 10:00 AM
Early check-ins or late check-outs may be available for a fee upon request. Please ask well in advance if this can be accommodated.
Self check-in with smart lock.
No Smoking / Vaping / Substance Use
Smoking/vaping/ substance use is strictly prohibited anywhere, including inside the villa and on the lanai.
Evidence of smoking/ vaping/ substance use may result in an additional rush deep-cleaning fee, loss of security deposit, and/ or termination of stay without a refund.
Please do not smoke, vape, or use other substances anywhere on the property.
No Pets
No pets or animals of any kind are permitted in the home at any time.
Evidence of animals may result in an additional rush deep-cleaning fee, loss of security deposit, and/ or termination of stay without a refund.
Quiet Hours
Please respect our neighbors by observing quiet hours from 10:00 PM to 7:00 AM.
Evidence of parties may result in an additional rush deep-cleaning fee, loss of security deposit, and/ or termination of stay without a refund.
Maximum Occupancy: 14
The villa accommodates a maximum of 14 guests.
No additional overnight guests are allowed.
Air Conditioning
Homes are equipped with NEST thermostats & set to a temperature range between 68 and 76.
Keep windows and doors closed at all times to avoid system malfunction.
If you have any concerns with temperature, please contact the Property Manager.
Safety & Security
Ensure all doors and windows are locked when leaving the villa. Do not share the entry code with anyone outside of your party.
A comprehensive list of emergency contacts and procedures is available in the villa.
Tampering with or intentionally blocking the doorbell camera will result in a fine and termination of stay without a refund.
Use of furnishings, appliances, electronics, baby equipment, pool and games is at the guest’s own risk.
Pool & Lanai Usage
Children must be supervised by an adult at all times in the pool area/ lanai.
No glass containers are allowed in the pool area. Plastic extras are provided for use in the lanai.
Please use the pool responsibly and follow all posted safety guidelines.
The patio door must never be left open, particularly if there are children in the travel party.
Damage & Cleaning
Guests are responsible for any damage to the villa during their stay.
A cleaning fee is included in the booking and will take place before check-in.
The Property Manager will supply starter products, including paper towels, toilet paper, shampoo, hand soap, dishwasher soap & sponge, laundry detergent, and trash bags. Additional supplies and replenishments are the responsibility of the guest.
Excessive mess may result in an additional charge. A mid-stay cleaning can be requested for an additional fee. Please ask the Property Manager.
All trash must be placed inside the bin daily for collection.
Cancellation Policy
1) YOUR RESERVATION DEPOSIT - To reserve your dates you will need to pay a refundable deposit of $350. This deposit will be fully refundable until 30 days prior to your check-in date. Make your payment as soon as possible to guarantee your reservation. See the quote below with the link to the payment page where you can pay for your reservation by credit card.
2) YOUR FINAL PAYMENT - 30 days prior to check-in your final payment will automatically be charged on your credit card if you haven't canceled your reservation.
3) CANCELLATION POLICY - As stated in 1) above, your $350 deposit is fully refundable up until 30 days before your check-in date. After your final payment has been charged on the 30th day before your check-in date, your payments will be 50% refundable up to 14 days before your check-in date and non-refundable after that (unless there is a travel ban put in place which precludes you from traveling here in which case your entire payments will be refunded). Your $500 property damage deposit is always 100% refundable if you cancel.
4) CHECK-IN INSTRUCTIONS - Once your reservation payment is received and processed, you will receive an email from us with your check-in instructions. The check-in procedure is very simple.
5) REFUNDABLE DAMAGE DEPOSIT - The $500 damage deposit you will pay with your reservation will be fully refunded to you within 10 days after your checkout if checkout procedures are followed and no damage has been done to the home.
Liability Limitations
The homeowner and management company are not liable for malfunctioning amenities or misuse.
Guests under 18 must be supervised at all times.
Payment for breakages, losses, or damage may be required at the discretion of the homeowner/management company.
The Owners and Management Company of the Property accept no responsibility whatsoever for death, personal injury, accidents, loss, or damage to persons or personal property and/or personal belongings however caused.
The use of all accommodations and all amenities, including the swimming pool, hot tub, and all other facilities, is entirely at the user’s own risk.
Children must be supervised at all times by responsible adults when using the swimming pool, and the pool fence must be placed and locked at all times.
Anyone under 25 years old must be accompanied in the home at all times by responsible adults 25 years or older.
No one under 18 is permitted in the pool area without an adult 25 years or older at any time.
Glass is not permitted within the pool area. Plastic is provided for this purpose
The Owners and Management Company cannot accept any liability for any loss of rental time due to travel problems, flight delays, cancellations, terrorist acts, industrial disputes, weather-related events including hurricanes, any events outside of our control, including any form of Force Majeure.
The owners cannot accept any liability for failure of public supplies/utilities such as water, gas supplies, electricity, phone service, internet service, cable TV service, gas supplies, or air conditioning supplies or pool heaters. Nor do we accept liability for the consequences of the actions or omissions of others that may supply or control main services or any actions taken in the vicinity of the property by any authority over which there is no control.
